This 12,000 square foot, 2-floor tenant improvement for the State of New Mexico Environment Department, also includes an exterior parking lot resurfacing and striping, building lobby and mail center renovation, a new building management office, a new 62- parking lot, and electrical, mechanical, and vertical circulation upgrades as part of the 2015 Springer Square renovation.

When first presented with a new user for the building, a third party review of the building systems was conducted to ascertain a base line of the existing equipment condition, building structure, and the establishment of capital budgets aimed at either maintaining or improving existing building systems and tenant environment over time.

The State of New Mexico Environment Department renovation, pictured here, I programmed, space planned, and furnished - in partnership with Creative Interiors, Santa Fe, the new office and hotel workstations and spaces. Because the building was originally designed for paper storage, the rather musculature structure was exposed in select places after decades. Color, structure, and texture were heightened with this renovation work along with building system upgrades to LED lighting fixtures, for example, that actually increased the NOI and when compared with the half empty tenant space before the renovation to the 99% occupancy rate post renovation, the building renovation persevered its Historic Landmark Status while securing its future.
